Below is a 2-bedroom Condo built in 1986 in mostly original condition. Interesting to see the dramatic difference. Can you imagine how much less it would have sold for without the makeover?
Living Room – the first room you see when you enter the Condo. Replaced carpet with wood laminate flooring, new baseboards and electrical outlets. Note how flooring flows into dining area making the room appear larger.
Kitchen – replaced cabinet doors with new shaker-style doors. Replaced original parquet laminate flooring with same flooring as living room and dining area. The countertops had already been replaced with granite slab.
Master Bathroom – replaced countertop with quartz and new sink/faucet. Replaced cabinet doors with shaker-style same as kitchen. Replaced linoleum flooring with wood laminate.
Hall Bathroom – replaced countertop with quartz. New cabinet doors and new flooring.
Bedrooms – replaced carpet with matching wood laminate and new baseboards.
My Take – the extensive makeover resulted in lots of compliments from both prospective buyers and agents. It allowed owner to set a list price that was $50,000 to $100,000 higher. Not a bad return on a $25,000 front-end investment.
